WHITE ROSE SHOPPING CENTRE

Overview

Land Securities, the UK’s largest commercial property development and investment company,  appointed PRSG as the principal contractor to undertake a comprehensive refurbishment of the  external glazing systems at the White Rose Shopping Centre in Leeds. 


The White Rose Shopping Centre is one of the most prominent retail destinations in the region. With  a vast array of shops and restaurants, the centre attracts millions of visitors annually. To maintain its appeal and ensure the safety and comfort of visitors, Land Securities appointed PRSG as the  principal contractor to carry out a full refurbishment of the external glazing systems in the mall's large, glazed atriums.


Scope of Work

Replacement of External Glazing Seals

All external glazing seals across the large atriums were replaced to ensure the structural integrity and weatherproofing of the building.


Replacement of Glazing Pressure Caps and Feature Caps

The existing pressure caps and feature caps were removed and replaced, enhancing both the safety and aesthetic quality of the glazed structures.


Measurement, Manufacture, and Installation of Glass Panels

Site measurements were conducted to identify all broken or damaged laminated glass panels and double-glazed units. PRSG arranged for the manufacture and installation of replacement glass units, ensuring they met the latest safety and quality standards.


Rectification of Non-Compliant Glazing

The project involved replacing a full top elevation of double-glazed units on a rotunda atrium, where it was discovered that the existing toughened, non-laminated glass contravened current legislation.


The replacement units were upgraded to meet safety regulations, preventing potential health and safety issues.


Final Clean Down and Treatment

Upon completion of the refurbishment, PRSG carried out a full clean-down of the atriums. An environmentally friendly and biodegradable anti-moss and algae solution was applied to the glazing system to maintain its cleanliness and appearance over time.

Challenges

Health and Safety Compliance

The discovery of non-compliant glazing on the rotunda atrium posed a significant  challenge. PRSG's swift identification and rectification of this issue ensured that the project  adhered to all safety regulations, preventing potential hazards.


Environmental Considerations

PRSG prioritized environmental care throughout the project. This included the use of  biodegradable cleaning solutions and minimizing the carbon footprint through logistical  consolidation.

Pre-Construction Planning: PRSG formulated comprehensive pre-construction phase plans, including Risk Assessments, Method Statements, and labour requirement assessments to ensure the project was 

executed safely and efficiently.


Logistics Management: Coordination between Land Securities and multiple suppliers was crucial. PRSG managed all logistics, ensuring that materials were delivered on time and with minimal environmental  impact.


Consolidation of deliveries was a key strategy employed to reduce the carbon footprint  of the project, aligning with PRSG’s commitment to sustainability.

Outcomes

Enhanced Safety: By replacing non-compliant glazing units and ensuring all materials met current legislation, PRSG significantly improved the safety of the White Rose Shopping Centre.


Improved Aesthetics: The replacement of pressure caps, feature caps, and damaged glazing panels revitalized the appearance of the atriums, enhancing the shopping experience for visitors.
