Overview

PRSG conducted a thorough survey via close inspection using MEWPs and mobile access equipment during closed trading hours. All glazing interfaces, support brackets, gaskets, mullion sections, feature caps, drainage paths, and gutter channels were assessed for structural performance, weather resistance, and compliance with best practice for overhead glazing installations.  

Survey Findings

A detailed survey identified a range of defects affecting both the glazing assemblies and the associated gutter/drainage systems. The walkway canopies consisted of 6mm toughened and 6.4mm laminated tinted glass panels mounted on aluminium mullions and steel support frames.  

Some areas which required refurbishment included:

  • Failed or perished rubber gaskets within the mullion assemblies. 
  • Numerous broken or missing glass retention brackets, compromising structural security. 
  • Missing mullion feature caps in several locations. 
  • Metal-to-glass contact caused by gasket failures, posing a risk of glass damage. 
  • Significant dirt and debris accumulation trapped beneath feature caps. 
  • Evidence of glass slippage due to failing clamping brackets and missing end caps. 
  • Heavy buildup of moss, algae, and bird droppings across the canopy. 
  • Several glazing panels found cracked or broken, requiring replacement. 

PRSG's Approach and Solutions

PRSG undertook a full refurbishment programme to restore the canopy systems to a safe and durable condition. All works were carried out during night-time hours, ensuring complete public safety and eliminating disruption to the businesses operating within the shopping village.  

Our work included:

  • Removal and replacement of all broken glazing panels with new units. 
  • Careful removal of all remaining glass panels for ground-level cleaning, inspection, and reinstatement. 
  • Replacement of all failing or missing gaskets within assemblies. 
  • Removal of corroded fixings and installation of new stainless-steel fixings at appropriate intervals. 
  • Replacement of damaged or missing glass retention brackets. 
  • Installation of new mullion feature caps, including sealing gaskets for proper weatherproofing. 
  • Installation of new end caps where required. 
  • Thorough cleaning of mullions, glazing, and gutter systems, including the removal of moss, algae, bird fouling, and accumulated debris. 

Conclusion

Upon completion, the glazed walkway canopies were restored to a condition befitting the prestige of Clarks Village. The refurbishment significantly improved the safety, appearance, and longevity of the structures. The restored gaskets, drainage systems, and fixings will help ensure continued performance and prevent future deterioration. 


All works were completed safely, efficiently, and to a high standard, demonstrating PRSG’s capability in delivering complex glazing refurbishment projects within live commercial environments.
